WISCONSIN / THE MARKET IN CONTEXT
A place to start.
A home to investigate.
September 2026 Wisconsin REALTORS statewide report · Source published 2026-10-22 · Checked October 24, 2026.
Wisconsin statewide existing residential home report; not Milwaukee city-only, a particular county or a Minnesota border market. Existing residential home sales and statewide inventory as labelled by WRA. September median and the nine-month median are different measures. WRA notes revision and inventory-methodology differences; its summary does not value a property or price a mortgage. Manual inputs and dated national benchmarks remain separate. YOUR FOCUSED DECISION DESK
Build a home budget that includes more than principal and interest.
Questions to take into the decision
- What is the full monthly ownership cost?
- How does a different down payment change liquidity?
- What happens if you sell, refinance or pay principal early?
Build the evidence before the estimate
- Property-specific tax and insurance estimates
- Association charges and assessments
- Loan Estimate and closing budget
The portal's focus changes the tools and questions. Loan arithmetic stays consistent across the network.

WISCONSIN / CLEAR ANSWERS
Keep the local questions in view.
Does no monthly payment make Capital Access a grant?
No. WHEDA describes it as a zero-interest second mortgage. Confirm the actual repayment agreement and current funding; no monthly payment does not eliminate the debt.
Can a pre-approval reserve the limited Capital Access allocation?
The published notice says a property address is required and reservations are not available for pre-approvals. Confirm the actual reservation through an approved provider; a MITEY enquiry does not reserve programme funds.
Does every Wisconsin sale require a state well inspection?
DNR says state law does not require a well inspection or testing solely for a transfer, although a lender can require them. The state also sets qualifications for a transfer well inspection when one is performed.
