Wisconsin statewide existing residential home report; not Milwaukee city-only, a particular county or a Minnesota border market. Existing residential home sales and statewide inventory as labelled by WRA. September median and the nine-month median are different measures. WRA notes revision and inventory-methodology differences; its summary does not value a property or price a mortgage. Manual inputs and dated national benchmarks remain separate. Put the Wisconsin house and the household in one plan

The manual starting example uses a $350,000 purchase, $70,000 down, 7.5% annual interest and 30 years. Annual tax of $6,300 and insurance of $2,000 are illustrative allowances, with association dues and mortgage insurance initially zero. They are not statewide averages or lender terms. Replace them with supported property figures, then add maintenance, utilities and reserves to the household plan. Treat any WHEDA or other second mortgage as a separate obligation until its written payment and repayment terms are known.

Read the statewide September report without blending time windows

WRA’s October 22 release gives a September median of $342,000, 6,284 home sales and 4.4 months of statewide inventory. It separately discusses year-to-date prices and sales, and different supply conditions in metropolitan, micropolitan and rural counties. Use the correct time window and geography rather than turning a state observation into a Milwaukee, Madison or county valuation. WRA also notes data revisions and differences in inventory methodology. These are dated housing-market observations, separate from a particular lender’s price and the manual examples in this workspace. Original statewide September housing release ↗

Take assessment questions and tax-bill questions to the right office

Wisconsin Revenue’s property-owner guide distinguishes the local assessor’s role from the clerk’s tax information and explains how assessments relate to the local tax burden. Obtain the actual parcel record, current bill, applicable charges and a supported estimate for the proposed owner. A statewide median, purchase price or the seller’s past bill is not enough to calculate your future obligation. Reconcile the estimate with lender escrow and closing adjustments. The mortgage worksheet accepts a manual tax amount; it does not conduct a reassessment, file an appeal or establish a credit. 2026 Wisconsin property-owner guide ↗

Keep a WHEDA first mortgage tied to the actual property and use

WHEDA publishes separate Advantage Conventional and FHA descriptions, with eligible property types, owner-occupancy and other requirements. Its approved lenders provide and apply the full guidelines. Obtain the actual current proposal rather than treating one product’s brief table as permission for every condo, multi-unit property or refinance. Compare the first mortgage and any second loan together. A link to the official programme does not establish that MITEY is approved by WHEDA, that the home qualifies or that funds have been reserved. Add Easy Close as a repayable second mortgage

The current WHEDA page describes Easy Close as a ten-year fixed-rate second mortgage with a monthly payment, alongside an eligible WHEDA first mortgage. Obtain the actual amount, payment, interest and charges in writing before testing affordability. A reduction in out-of-pocket closing cash can create another recurring obligation; it is not the same as an unconditional gift. Compare the full package over a common holding period and retain the second balance in a later sale or refinance plan. The calculator does not issue the loan or calculate its disclosed APR. Keep Capital Access debt and funding availability separate

WHEDA describes Capital Access as a thirty-year, zero-interest second mortgage without monthly payments, with its own income limits. It remains debt. The same page carries a limited-funding notice dated January 15, 2026, with reservations accepted until the available allocation is committed. That notice is not a live count of places remaining today. Ask an approved lender for current availability and the actual repayment agreement before subtracting assistance from closing cash. No monthly payment does not mean the balance disappears on a future transaction. Capital Access terms and limited-funding notice ↗

Distinguish a pre-approval from a programme reservation

The published Capital Access notice says a property address is required to reserve funds and that reservation is unavailable for pre-approvals. Confirm the actual transaction and reservation through the programme’s approved provider; a general enquiry or financing conversation cannot establish a place in a limited allocation. Start a MITEY enquiry with the broad goal and timing, without a full street address or identity documents. The provider can explain what it needs through its proper process after availability and your permission for an introduction have been confirmed. Published reservation conditions ↗

Choose the renovation route for the stage you are actually in

WHEDA’s published page distinguishes a home-improvement loan for current owners from its HomeStyle purchase-and-renovate first-mortgage route. The home-improvement description says an existing first mortgage need not be a WHEDA loan, while the purchase product follows its own first-mortgage requirements. Ask a certified provider about the applicable product, scope, completion schedule and releases before counting future funds. Model the supported timing and a delay case. A renovation estimate does not itself approve the home, contractor, loan or availability of assistance. WHEDA home-improvement and purchase-renovation descriptions ↗

Separate state well rules from the lender’s conditions

Wisconsin DNR says state law does not require a well inspection or water test solely for a property transfer, while some lenders can require them. It also explains the licensing requirements when a transfer well inspection is performed. Ask about the actual well, records, testing scope and any unused wells before committing money. A general home inspection may not answer the same questions as a qualified well review. Keep supported investigation and corrective-work costs in the cash plan; neither a mortgage approval nor this guide certifies water quality or future well performance. Read a condo or multi-unit home beyond the asking price

For a condo, obtain current dues, reserves, association insurance and known assessments before comparing ownership costs. For a multi-unit purchase, separately establish occupancy, documented rent, operating costs and the relevant lender or programme requirements. WHEDA’s own tables distinguish property types and education obligations; do not carry one route’s assumptions into another. Test the household’s ability to meet the mortgage without optimistic income or a zero-repair budget. The tools can organize entered amounts, but they do not certify a project, authorize a rental use or approve a loan.

Make points and lender fees answer to the intended hold

Request written offers for matching loan amounts, terms, occupancy and lock assumptions. Enter points and other lender charges separately, then compare the time you expect to keep the mortgage and an earlier move. Carry known second-mortgage repayment and transaction costs alongside the first-loan comparison. More cash upfront for a lower rate may change what remains for repairs and reserves. Dated national benchmarks are context; this calculation uses your entered proposals and does not calculate regulatory APR or guarantee a future refinance. Reading comparable Loan Estimates ↗

Bring MITEY the Wisconsin question you want to resolve

Tell MITEY whether the plan involves a purchase, refinance, renovation, condo or a property with a well, together with timing and the decision that matters. Begin without account details, identity documents or a full street address. Sharing a calculator scenario requires your separate choice. MITEY remains the public relationship, while suitable provider introductions require confirmed availability and your permission. An enquiry does not establish a WHEDA reservation, approved partnership, public individual assignment, credit decision or guaranteed rate.
